Hungary’s cheapest villages: EUR 7500 for a family house
We have written about Budapest’s cheapest and most expensive streets before. We have also covered the most expensive towns in Hungary. This time, we are bringing you the cheapest villages to buy property in the country. You can buy a family house in these villages for a half-yearly average wage! Does that sound good to you? Half a year’s average salary could buy a family house in Hungary’s cheapest villages, according to the Central Statistical Office’s (KSH) average prices for 2021. In some cases for less than that: Portfolio’s list of “cheapest villages” includes villages where the average price per square metre of houses sold was under HUF 30,000 (EUR 75.5). There were eight such settlements in the country.
Based on the average prices in these municipalities, the price of a 100-square-metre house was a maximum of HUF 3 million (EUR 7555). It is important to note that the municipalities included in the list are those where at least 3 sales took place in 2021.
The list
8th: The price of a 100-square-metre house in Szirák, Nógrád county, is around HUF 3 million. This is the area where most sales took place two years ago, with a total of 9 family houses changing hands.
7th: In seventh place was Tófalu in Heves County. There, the average price per square metre was just HUF 30,000 based on 6 transactions.
6th: Pitvaros is located in Csongrád-Csanád county. There, the average price was HUF 29,000 per square metre in 2021, based on 7 sales.
5th: The average was a few hundred forints less in Somlóvásárhely in Veszprém county. However, only 4 transactions were registered there.
4th: Nagyér is only 5 kilometres from Pitvaros. There, the 3 family houses included in the database changed hands at an even lower price of HUF 25,000 (EUR 63) per square metre. This means that a property of 100 square metres could be purchased for as little as HUF 2.5 million (EUR 6300).
3rd: Magyargencs, Veszprém county, came in third place. Here, the price was HUF 24,700 (EUR 62) per square metre. 3 sales were recorded in 2021.
2nd: The same number of houses were sold in Pálfa, Tolna county. There, the average price was less than HUF 24,000 (EUR 60.5) per square metre.
1st: Hungary’s cheapest village with 3 transactions in 2021 was Kalaznó, a village in Tolna County. There, a 100-square-metre house could be bought for HUF 2.17 million (EUR 5470), based on the average price per square metre.
